Report Repairs
Lead Housing have a legal responsibility to ensure that your home is maintained to a decent standard. Our Tenancy Management Policy helps keep all of our properties safe and comfortable for you at all times.

Although our properties are regularly maintained, we understand that from time to time you may require repairs or replacement of furniture or white goods.

You can report a repair by completing our report a repair form.

Emergency repair

We urge you to call us on 0113 803 6405 directly if it is an emergency repair. This will also be directed to the out of hour service.

A repair is considered as an emergency when it makes your living environment unsafe or causes a serious health and safety issue. This can include things like no hot water, no electricity, an uncontainable water leak or a security issue.

We advise you to report emergency repairs as soon as possible.

Please note that an emergency repair may be fixed temporarily to secure the area in the first instance and completed later. You will be informed on the progress.

Urgent repair

A repair is classed as urgent if it causes inconvenience but is not a health and safety risk. This includes things like plumbing issues, lock repair, window repair, slow leaks.

Important and non- urgent repairs are completed to an agreed timeframe. These can include repairs that do not pose any risk to health and safety. This could include chipped paint, fixtures and fittings, plasterwork, carpentry and general plumbing.

We aim to follow these targets to the best of our abilities, but there are times that due to various circumstances we may not be able to meet them. For example, due to delays in getting parts or adverse conditions. We will keep you updated at all times of the progress.

If you are not happy with the quality of your repair please get in touch as soon as possible so we can resolve any issues.

Do you smell gas?

It is crucial to act quickly in a gas emergency. These are the steps you need to take to stay safe:

Get fresh air immediately – open all doors and windows to ventilate the area.

If possible, turn off the gas emergency shut off valve.

Extinguish all naked flames, like candles and do not smoke.

Do not operate electrical switches (including lights) as it can ignite escaping gas.

Contact the 24-hour National Gas Emergency Helpline on 0800 111 999 and follow their advice.

If you feel unwell, visit your GP or hospital and immediately let them know you have been exposed to carbon monoxide.

Do not turn the gas supply on until it has been deemed safe by a Gas Safe registered engineer.

What to do in a fire emergency

If you discover a fire you should respond to the fire plan below:

Close the door leading to the immediate fire area.

Raise the alarm so everyone is able to evacuate the building. Only stop to help someone if it is safe to do so.

Never stop to collect belongings. Seconds can be vital.

Do not tackle the fire.

As you are leaving, close the doors behind you. This will prevent the fire spreading. Remember a fire door will give you at least 30 minutes of fire protection.

Call 999 and ask for the fire service.

Inform the neighbours where necessary.

What to do in a power cut

If your power goes off unexpectedly, first check to see if your neighbours still have electricity. If you believe there is a local power outage you can call 105 which is a free service for people in England, Scotland and Wales.

If it’s just your property, and you are on a top up meter check if you have enough credit. If you do not have credit call us and arrange a top up. If you still do not have power call us and we will guide you to check trip switches or fuses.
